As a future or current homeowner in Sterling Ranch, understanding the water costs is essential for budgeting and promoting wise water use. Not only is conserving water good for the environment, but also for your wallet - Sterling Ranch's water costs are fairly expensive compared to surrounding water providers like Centennial Water and Denver Water.

Sterling Ranch Water Rates

Sterling Ranch has developed their own water and sanitation district called Dominion Water and Sanitation. They take a unique approach by metering your indoor and outdoor water usage separately. Here's a snapshot of their fee structure for 2023:

Monthly Fee: $69.30 (A base service fee)

Indoor Usage Tiers:

  • Tier 1: $8.95 per 1,000 gallons
  • Tier 2: $10.80 per 1,000 gallons
  • Tier 3: $17.15 per 1,000 gallons

Outdoor Usage Tiers:

  • Tier 1: $10.75 per 1,000 gallons
  • Tier 2: $16.85 per 1,000 gallons
  • Tier 3: $22.95 per 1,000 gallons
  • Tier 4: $28.25 per 1,000 gallons

Sewer Charges:

  • Monthly fee: $38.55
  • Usage charge: $8.80 per 1,000 gallons

Centennial Water

For comparison, consider the rates offered by Centennial Water, which services nearby Highlands Ranch and Solstice:

  • Bimonthly fee: $36.50
  • Tier 1: $4.52 per 1,000 gallons
  • Tier 2: $6.08 per 1,000 gallons
  • Tier 3: $9.23 per 1,000 gallons
  • Tier 4: $13.97 per 1,000 gallons

Sewer Charges:

  • Base of $39.08
  • Usage charge of $4.04 per 1,000 gallons of winter water usage above 3,000 gallons (this is re-evaluated each spring)

The Sterling Ranch Community Authority Board (CAB) and Dominion Water & Sanitation District have invested in a state-of-the-art water system, including the Larry D. Moore Water Treatment Plant, which features cutting-edge UV disinfection technology.

The more water consumed, the higher the rate you pay---this incentivizes residents to be water-wise and considerate of the overall consumption. By billing a separate outdoor rate, it also encourages more sustainable landscaping, such as utilizing native low-water plants and hardscapes.

Sterling Ranch also a tool called UtilityHawk, which allows residents to monitor water usage remotely. By engaging with this technology, you can set thresholds and receive alerts, helping you stay within your desired usage limits and possibly avoiding higher tiers.
