The Final Countdown - Preparing for Closing on your New Construction in Sterling Ranch

If you are thinking ahead about the new construction process or the closing date on your new construction home in Sterling Ranch is nearing, there's a list of items to check off to ensure a smooth transition. As a real estate agent, I'm here to guide you through this exciting time. Let's dive into what needs your attention before you move into your new home.

Landscaping Love

New construction homes in Colorado typically come with a landscaped front yard, but dirt backyard. You'll need to find your own landscaper to bring your backyard dreams to life. This can be a significant expense, as well as a long wait. I highly recommend reaching out to landscaping companies months before closing so that you can compare quotes and get on their schedule ahead of time. They tend to be very booked out, so far that you could end up on next year's list if you aren't careful.

Window Treatments

Blinds, shades, and curtains are another item that builders do not include. The choice is yours, but it's a choice best made before moving in. Not only do window treatments offer privacy, but they also add personality and control the natural light in your new space. While you won't be able to order these ahead of time (as they depend on final measurements from your home), you should explore options and get quotes using estimated window sizes. Having a relationship with a window treatment company will also let you get complementary privacy blinds on day one, which is really important considering how close our homes are here in Sterling Ranch. (These are temporary paper shades that stick to the top of your windows)

Window Well Covers

Adding to the list of items builders leave out: window well covers. You will likely have a couple of window wells that will need covering, potentially on move in day if you have pets or kids who could easily fall in. It's good to reach out to local window well companies to schedule a consultation shortly after closing.

Furnishing Your Spaces

While your home is under construction, start considering furniture options. Whether it's a new sofa for the living room or a dining set to host future gatherings, furniture lead times can be lengthy, so start this process early. Most furniture stores around here can hold items for quite some time, so you can order ahead and schedule delivery later when you know your exact closing date.

Utility Set-Up

A few weeks before closing, set up your utilities -- water, gas, electricity, and internet. You won't want to spend your first night without heat or Wi-Fi! (As Sterling Ranch is a "1-gig" community offering gigabit fiber, you'll have top-notch internet speeds available from day one). You can generally schedule a date for these Utilities to be transferred over to you.

Change of Address & Insurance

Ensure a seamless transition of mail and services by changing your address a week before closing. Don't forget to inform your bank, credit card companies, and subscription services. Likewise, having your homeowner's insurance policy kick in on closing day is crucial for protecting your new investment.

Plan Your Move

Whether hiring professional movers or rallying friends and family, plan your move strategically. Consider which items you will bring with you, what may need special care or storage solutions, and the timing of the move to avoid the stress of last-minute chaos.

Final Walkthrough and Inspections

Even in a new construction, final walkthroughs and a third-party inspection are critical steps to ensure everything is up to your standards. This is your opportunity to spot any potential issues and have the builder address them prior to closing. I encourage you to try to spot issues ahead of time whenever you visit your lot. Check that the doors latch, outlets work, water drains, etc.
