With your new Sterling Ranch home on the horizon, one of the most thrilling stages is just ahead: your design studio appointment. This is where you'll make your house truly feel like your home by selecting tiles, countertops, cabinets, paint, and flooring. Here are my insider tips to help you walk into your design appointment with confidence.

Envision Your Ideal Home

Before anything else, take some time to imagine your perfect living space. Browse through design magazines, create Pinterest boards, look for inspiration on Houzz, and collect images that inspire you. Having a clear vision of your desired aesthetic will provide direction during your design studio appointment, and it will make it that much easier for the design studio staff to understand what you are looking for.

Budget Boundaries

Set a clear budget before stepping into the design studio. Knowing your financial boundaries will help you decide where to splurge and where to save. Always account for a little wiggle room as unexpected upgrades might alter your plans. Keep in mind that I can help you here, by giving you some suggestions on what design upgrades are worth it versus those that are not. 

Prioritize Your Upgrades

Not all upgrades are created equal. Prioritize selections that are difficult or costly to change later, such as cabinetry and structural options. Think about your lifestyle needs, too --- do you love to cook? Consider quality of life upgrades like a double oven, glass cabinet doors, or a powerful kitchen sink. Have kids or pets? LVP flooring with a higher wear layer would be more durable. Again, these are all things that I have experience in and can advise you on.

Samples and Swatches

Gather fabric swatches, paint chips, or any material samples from your current home decor that you plan to blend with the new design. Having these with you will be invaluable in selecting cohesive finishes and colors in the design studio.

Practicality and Maintenance

While aesthetics are important, so is the practicality of living with your choices every day. Research the maintenance required for each option so you can make informed decisions that suit your lifestyle, whether that means quartz countertops for their durability or real hardwood floors for their timeless appeal.

List Your Non-Negotiables

We've all got those few things we can't compromise on---maybe it's natural stone in the master bath or built-in bookshelves in the living room. Whatever your must-haves are, list them out so they don't get lost in the shuffle.
