First Look at the Prospect Village Park and Pool

I have very exciting news for Sterling Ranch residents and potential homebuyers! The Sterling Ranch CAB has filed a land use application with Douglas County for the creation of a second pool and community park. This marks one of the first steps towards construction, which won't start until all necessary documents are filed and approval is granted. While these plans are subject to change, they give us a good sense of what Sterling Ranch is envisioning for the new park.


The new park will be located in the large 8-acre oval area in the south-west corner of Prospect Village. It is surrounded by Monte Vista Circle, which will offer additional on-street parking (around 100 spots). Residents on the other side of Sterling Ranch can make a quick drive or down Waterton Road to get there. It will also be connected to the regional trail network for easy biking or pedestrian access.

The filing goes into detail about how easy it will be to access the park from surrounding communities, so it looks like nearby residents of Roxborough and Solstice will be able to enjoy the open space and some of the amenities. However, the pool will be gated and free to Sterling Ranch residents only. Douglas County residents and out of county residents will be able to purchase access at varying rates.


I know that residents have been waiting a long time for another pool to be announced. If anything, we expected a smaller pool to be built, with the existing pool being the main one. Fortunately, it looks like the new park will have a ton of amenities!

Starting with the pool, it will feature a six lane lap pool with a kids play area and inclusive "zero entry" ramp. The filing indicates that only two of the lanes are likely to be sectioned off, with the rest of the pool being for general use. There will also be a separate splash pad area for the young ones.

The inside area will not be a clubhouse like the Overlook, but it will include restrooms, changing rooms, and a snack bar area.

Another welcome addition will be a new playground within the park. There are no details on this yet, but playgrounds have certainly been highly requested by the community.

Lastly, we will get our first basketball court and multi-purpose field. In the renderings, the field is shown with soccer nets and markings, and plenty of other space for gatherings or picnics. Due to the slope of the eastern side of the field, it will double as a sledding hill in the winter!


The current Overlook clubhouse was first filed in fall of 2018 and opened about two years later, likely due to Covid delays. Fortunately, the developer is pushing for a more aggressive timeline here. Pending approval, they are wanting to start construction in a couple of months, and expect the grand opening to be in May of 2025.

As with any new development in Douglas County, Sterling Ranch will need to satisfy their requirements, which include conducting traffic studies, ensuring water and utility access is adequate, and requesting public comment from nearby landowners. While this process can be time consuming, much of it has been done prior to the application. Since it is all public record, we can track the progress together as it is made.
