Market Update: Spec Homes Available in Solstice

If you're on the hunt for a new home and the thought of waiting months for construction to be completed sounds less than ideal, I've got some exciting news that might just pique your interest. In Solstice, there are 24 spec homes (also known as inventory homes) currently available. These homes are unique because they are under construction by the builder (Shea Homes) without a specific buyer in mind. This presents a golden opportunity for homebuyers looking for a quicker move-in timeline, without the prolonged wait associated with building from scratch.

What Are Spec Homes?

Before diving into the specifics of what's available in Solstice, let's clarify what a spec home actually is. Simply put, a spec home is a new construction property that's being built by a developer or builder with no pre-attached buyer. The builder selects the lot and the home design, makes all the design selections, and carries out the construction with the intention of selling the completed home. In some cases, a previous buyer may have also backed out of the transaction.

The major advantage here is speed. Because these homes are either already under construction or nearing completion, the move-in timeline is significantly accelerated compared to starting a new build from a dirt lot. For many buyers, especially those relocating for a job or those who've sold their previous residence and need to move quickly, the opportunity to bypass the typical construction wait times is a major benefit.

Of course, there's a trade-off. With a spec home, most of the design selections have already been made. However, it's worth noting that the builder selections are usually neutral selections designed to appeal to a broad audience, and these choices often reflect the latest trends in home design.

Available spec homes:

Shea has grouped the available floor plans into five home collections, each of which have five floorplans to choose from. Here are the collections, in order from least expensive to most expensive, and the currently posted spec homes:

Harmony at Solstice:

While the Harmony collection is Shea's entry level collection in Solstice, it has some great floorplans and is very popular among potential homebuyers. This collection sells fast, so there are only two quick-move in spec homes available right now:

March:

Imagine (4 bed, 4 bath)

September:

Embark (3 bed, 2.5 bath)

Horizon at Solstice:

The Horizon collection contains smaller ranch-style (single story) floorplans, and includes some finished basements which are not available in the Harmony collection.

March:

Crimson Sky (3 bed, 3 bath, finished basement)

May:

Crimson Sky (3 bed, 3 bath)

July:

Setting Sun (3 bed, 3.5 bath)

In Shea Home's larger ranch-style collection, there are a ton of spec homes posted, with more on the way:

Stillwater (4 bed, 4.5 bath, finished basement. Note that this is on a larger, corner lot)

The Stargaze collection is made up of mostly larger, two-story homes. Eight spec homes are coming up, with six of those currently revealed:

The most expensive and largest homes in Solstice, Trails Edge, has seven spec homesites, four of which are currently posted as "quick move-ins":

Aside from these spec homes, the Trails Edge collection contains only three remaining homesites where you can choose your own plan and build from the ground up. There are also two model homes for this collection which I expect will go on sale after the remaining lots are reserved.
