Hello future Solstice homebuyer! Curious about the upgrades available for homes here? I've compiled a list of common upgrades offered by Shea for various models. It's good to think about these ahead of time so you aren't making any quick decisions. Upgrades can add a lot to the cost of your home, so it's important to weigh the options carefully. As a real estate agent with experience in the Denver area, I can also help you in selecting options based on your preferences and knowledge of which options are "worth it".

First, you will decide on some major structural upgrades when signing the build contract. Then, you will come in later to select more minor upgrades. And finally, you will go to the design center to customize your home's finishes such as countertops, tile, flooring, and paint. The pricing for these options tends to change depending on market conditions, so feel free to reach out to me or the sales office to get the latest information.

Major Options:

  • Finished basement
  • Wet bar (if selecting a finished basement, available in all collections except the Harmony models)
  • Living room sliding glass door (available on some models, in addition to the patio sliding door)
  • Covered patio
  • Gas fireplace
  • Tankless Water Heater (with optional recirculation pump)
  • Garage side access door
  • Additional bedroom in lieu of study or loft (select plans)

Additional Options:

  • 8' door package
  • Door hardware color
  • Barn doors at study or master bath
  • Lighting packages (extra garage circuit, extra smart switches, extra can lights, USB receptacles, additional fixture pre-wires, etc)
  • Kitchen under-cabinet lighting
  • Home theater system
  • Whole home speakers
  • Security pre-wire packages
  • Kitchen garbage disposal button (integrated into countertop)
  • Bath fixture color and style
  • Patio gas line (for future grill or firepit)
  • Laundry room sink
  • Tub, standard shower, or tiled shower at each bath
  • Solar pre-wire or full install
  • Stair railing or half-wall
  • Appliance package
  • Wire or melamine shelving
  • Kitchen faucet color

Design Options:

This part can be overwhelming, so before your design center appointment you will have a virtual meeting and get a copy of all available styles to look through. There are a ton of choices for flooring, countertops, and tile. The base packages can be very plain, while the intermediate package will look more modern, and the final package will give you top-of-the line finishes, both in quality and the most modern look (which can be subjective, but I find they tend to make the most desirable finishes part of the top package).

  • Flooring package (Select types such as carpet, LVP, or engineered wood - and select where, such as upstairs, on stairs, and basement)
  • Countertop package (Select between quartz or granite and the quality of it. There is an additional charge for upgrading the flooring and countertops for some rooms like the laundry room, wet bar, stairs, and rec room)
  • Granite or stainless kitchen sink
  • Framed mirrors
  • Cabinet package (Select colors, materials, and if they should have glass doors or decorative features. Again, there is an extra charge per room if you upgrade)
  • Fireplace design (Select full height, if available, and the type of tile, which can differ greatly in price)
  • Paint color (If selecting a color, the entire home, including basement, must be one color)
  • Stain color (Used for the stair railing and fireplace mantel, if applicable)
