New Costco Warehouse near Highlands Ranch

Exciting news for Highlands Ranch residents -- Costco is setting its sights on a brand-new location at 700 and 900 W. Mineral Avenue in Littleton, which will only be a quick drive away for residents of west Highlands Ranch.

For those of us who are frequent Costco shoppers, this nearer option may be more convenient than the existing Lone Tree Costco or Sams Club.

As for the details, the site for the new Costco is currently occupied by an outdated office building that is under the ownership of Lumen (previously known as CenturyLink). Republic Investment Group, the Colorado developer behind this initiative, plans to transform this area into a mixed-use space that embraces both commercial and residential elements. Littleton City Council has already paved the way by approving the rezoning of the site for residential use last December.

Their proposal, which is available through Littleton's public records, outlines an ambitious development project: approximately 30 acres are earmarked for a mix of commercial and retail ventures along the northern part of the property close to Mineral Avenue. Meanwhile, 15 acres towards the south, further away from Mineral Avenue, are designated for multi-family residential development. An additional 15 acres are kept for flexible use, which could morph into either commercial or residential spaces, adapting to future market demands.

Although specifics on the residential and retail components are sparse at the moment, the documents reveal that Costco is expected to occupy about half of the allocated commercial space. This means there may be room for another large scale commercial space in the future (if I had to guess, a Lowe's, since there are no locations near Highlands Ranch)

Costco's arrival promises to bring about 250 to 300 new jobs to the area, and the store will be equipped with a gas station, car wash, and tire center for added convenience. Parking will also be plentiful, with over 850 spaces planned -- a welcome feature for anyone who's experienced the crowded parking lots at the Lone Tree store.

Operating hours for the warehouse are set to be: Monday through Friday from 10:00 am to 8:30 pm, Saturday from 9:30 am to 7:00 pm, and Sunday from 10:00 am to 6:00 pm.
